Miami-Dade's luxury single-family market did something markets rarely do in Q2 2026: volume and price rose together — and the surge came without discounting from sellers. Inside: where inventory actually exists, which enclaves are moving fastest, and where buyer leverage really sits.

Three takeaways for Q2 2026

  • Volume and price rose together — Miami-Dade luxury single-family closings hit 1,000 in Q2, up 32.5% year over year, while the average luxury sale price jumped 21.9% to $3.61M — and the surge came without sellers discounting.
  • Supply is the binding constraint, and it's uneven — single-family inventory fell 22.7% to 4,380 listings (4.9 months' supply), but Pinecrest still offers roughly 155 active listings at a $5.4M median ask, while Coral Gables, Coconut Grove and the guard-gated islands are thin and fast-moving.
  • The trophy tier is setting records — 24 closings above $30M in the first half of 2026 — nearly double last year, and more than New York City's 17 — including a $51M Allison Island compound and a $30M Faena Miami River penthouse.
